Selling and Marketing Information

The Multiple Listing Service (MLS) is a large network of local real estate agents and the properties they have listed.  It is a huge database of current/active, pending (has an offer), sold (closed), expired and withdrawn from the market properties.  Real estate agents use this searchable database to market your home to other agents and also to find comparable properties when researching price and value.  Although agents’ websites, yard signs, brochures and other marketing help to sell a home, generally it sells because it was listed in the MLS and a real estate agent found it and showed it to their buyers.  When your home is listed, a sign is placed in the yard and brochures are printed, but more importantly, your home is marketed to other agents, not just home buyers.

Most real estate agents specialize and work with either buyers or sellers, but usually not both.  The Daryl Smith Team is different from the majority and works with both types.

Real estate yard signs can vary in information and appearance.  When you list your home with The Daryl Smith Team, the sign placed in your yard is easy to read and contains two phone numbers… one for the recorded, descriptive information on your home, and the other for direct contact to Daryl Smith.  Daryl strives at answering every phone call (if he’s not on the phone already) and returning phone calls in a timely manner.  In most cases, if Daryl cannot answer his phone because he is already on a call, another team member will answer his phone and be happy to take a message so Daryl can get back with you.

Once you have signed the listing agreement, your home should always be available for showing.  This may not always be convenient to you, however you don’t want to scramble last minute or worse, turn down showings. In preparation for a scheduled showing, turn on all interior and exterior lights, empty the trash, and take pets with you, if possible.  Of course, make sure the beds are made, kitchen sink is empty and everything is freshly dusted and vacuumed. Never use any scented sprays because someone could be allergic or over-powered by the fragrance. If you must leave dogs or cats at home for the showing, leave a sign on the room door indicating the pet is in there so that the agent and buyers will be aware of it.
